I get this question almost every week from buyers here in the Tampa Bay area: is a termite inspection required in Florida? The short answer is no, state law doesn’t actually require one. But almost every lender out there is going to ask for one anyway.
Florida calls this a WDO inspection, which stands for Wood Destroying Organism. It covers termites, but also other pests that chew through wood, plus certain fungus that causes wood to rot. If you want the full breakdown of what a WDO inspection actually checks, I wrote a whole post about that.
So why do lenders care so much if the state doesn’t require it? Simple. Your house is their collateral. If termites have been quietly eating away at the structure, that house isn’t worth what they think it’s worth. Most conventional loans, and almost all VA loans, will not close without a clean WDO report, or at least a treatment plan if something turns up.
Here in Florida, we have about the perfect weather for termites. Warm, humid, and green almost all year long. During general home inspections, I come across termite damage in homes of every age, from newer builds out in Wesley Chapel to older bungalows in St. Pete. It really doesn’t discriminate.
A few quick things worth knowing:
My advice? Even if you’re paying cash and no lender is forcing the issue, get one anyway. It’s cheap peace of mind compared to finding out two years later that your subfloor has been termite food the whole time.
If you’re buying a home anywhere in the Tampa Bay area, give me a call at Fair Property Inspections. I handle the full home inspection, and I’m happy to point you toward a licensed pest control company for your termite or WDO report so everything is lined up well before closing.
