What Age Home Needs a 4-Point Inspection in Florida?

I get this question almost every week from homeowners and buyers here in the Tampa Bay area. It’s really a question about 4-point inspection age: how old does my house have to be before my insurance company makes me get one? It’s a fair question, because nobody wants a surprise call from their agent saying coverage is on hold.

Most insurance companies in Florida start asking for a 4-point inspection once a home hits somewhere between 15 and 30 years old. The exact number depends on the insurer. Some companies draw the line at 15 years, others wait until 20 or even 25. A few will go all the way to 30 if the roof and systems look well kept. There’s no single statewide rule for 4-point inspection age, so it really comes down to who you’re insured with.

Why 4-Point Inspection Age Matters

Roofs, electrical panels, plumbing, and AC systems all wear out over time, and older homes are more likely to have outdated materials that insurers worry about. Think old aluminum wiring, or a roof that’s past its prime. A 4-point inspection just checks those four systems, roof, electrical, plumbing, and HVAC, and gives your insurer a snapshot of their condition right now, not just how old the house is on paper.

Here’s something a lot of folks don’t realize. Even if your home is right at that 15 to 30 year mark, you might not need the inspection yet. Some insurers only ask for it when you switch carriers, renew after a few years, or buy an older resale home. If you’re not sure whether your policy requires one, the easiest thing to do is call your insurance agent and ask, or just give me a call and I’ll help you figure it out.

I inspect homes all over the Tampa Bay area, from older bungalows in St. Pete to 1980s ranch homes in Seminole and Clearwater, and I can tell you firsthand that a lot of owners are surprised their 22 or 25 year old home already needs one. The good news is a standalone 4-point inspection with Fair Property Inspections runs $150 to $200, and I usually have your report back to you within a day.

If your home is getting up there in years, or your insurance company just asked for proof, give me a call and I’ll get you scheduled. I serve homeowners all across Tampa Bay, and I’d rather help you get ahead of it now than have you scrambling before a renewal deadline.
