I get this question almost every week from homeowners here in the Tampa Bay area: how old can my roof actually get before my insurance company says no thanks? It’s a fair question, because your roof’s age can make or break your ability to get or keep a homeowners policy in Florida. It really comes down to a roof age insurance question every Florida homeowner should understand before renewal time.
Here’s the general rule I see most insurers follow. If you have a shingle roof, most companies start getting nervous once it hits 15 to 20 years old. A lot of them will not write a new policy on a shingle roof past that age, even if the roof still looks fine from the ground. Metal and tile roofs get a little more grace, usually 25 to 30 years, since they tend to hold up longer against our sun and storms.
Why do insurers care so much? Simple. An older roof is more likely to leak, and a leak means a claim. Insurance companies would rather not take on that risk, so they lean on roof age as a quick way to decide who they will cover and who they will not.
Now, age alone does not always tell the whole story. I have inspected 18 year old shingle roofs that were in rough shape, and I have seen 22 year old roofs that still had plenty of life left in them. That is exactly why a Roof Certification Inspection matters. It lets a professional actually look at the condition of your roof, not just the number on the permit, and gives your insurance company real documentation to work with. Sometimes that certification is the difference between getting approved and getting denied.
If your roof is creeping up in years and you are worried about what your insurance company will say, do not wait until renewal time to find out. Give me a call and I will come take a look. I serve homeowners all over the Tampa Bay area, and I would rather help you get ahead of a problem than have you find out the hard way during hurricane season. Reach out to Fair Property Inspections and let’s get your roof checked out.
