Clearwater is the Pinellas County seat and, with more than 117,000 residents, by far the largest of the communities we inspect in this corner of the Tampa Bay area. It’s also one of the highest: downtown sits roughly 66 feet above sea level on the bluff above Clearwater Harbor where Fort Harrison stood in the 1830s, a sharp contrast to the barrier islands just across the Intracoastal Waterway. Settled in 1888 and incorporated as the Town of Clear Water Harbor in 1891, Clearwater has grown into a city with real variety: historic homes near the downtown bluff, mainland neighborhoods built out over decades, and the separate barrier island of Clearwater Beach fronting the Gulf. We tailor each inspection to which Clearwater the home is actually in.
Because Clearwater spans everything from a 66-foot bluff downtown to low-lying mainland streets and a Gulf-front barrier island, flood risk here isn’t one-size-fits-all the way it is in a small beach town. We check each home’s actual site elevation and grading rather than assuming based on the neighborhood, and we look closely at foundation drainage, crawl space moisture, and the condition of any flood vents or barriers already in place.
Clearwater’s wet season runs from June through September, with roughly 52 inches of rain falling across the year, much of it in short, intense summer storms. We evaluate how well a home’s gutters, downspouts, and site grading handle that kind of sudden volume, since poor drainage shows up fastest during exactly the storms Clearwater gets every summer.
Clearwater’s subtropical climate, with hot, humid summers and mild, drier winters, puts steady pressure on roofing, HVAC systems, and exterior finishes citywide, and that pressure compounds in the city’s older neighborhoods near downtown, where homes built decades before current energy and building codes often carry original electrical panels, aging roofing, and HVAC systems well past typical service life. We evaluate each system against its actual age and condition rather than its neighborhood’s reputation.
Hurricane preparedness is essential for Clearwater homeowners regardless of elevation. We assess roof condition, window and door protection, and structural connections that matter most when a storm moves through the Tampa Bay area, so you know how a specific home is likely to perform, not just how its zip code is rated.
