Dunedin traces back to a settlement called Jonesboro in 1850, and took its current name when two Scottish settlers, applying for the area’s first post office, named it after Dùn Èideann, the Gaelic name for Edinburgh. The town incorporated in 1899 and became a city in 1926. Today it’s a city of more than 36,000 people stretched along St. Joseph Sound, with Honeymoon Island and Caladesi Island State Parks just offshore. That waterfront setting, combined with a downtown core that includes homes dating back to the 1880s, means Dunedin inspections have to account for both historic construction and direct Gulf-adjacent exposure.
Homes along Edgewater Drive and the rest of Dunedin’s Sound-facing neighborhoods face the same wind and water exposure as any Gulf-adjacent community, without the barrier-island buffer that towns further out have even less of. We check roof condition, window and door protection, and structural connections with an eye toward how a specific property would perform in a tropical storm, not just what its general location suggests.
We also evaluate site drainage and foundation condition closely, since low-lying waterfront lots can hold water longer after a heavy summer storm than homes set back from the Sound. Grading, downspouts, and crawl space ventilation all get specific attention.
Dunedin’s downtown includes structures dating to the 1880s, and a meaningful share of the city’s housing stock predates current energy and building codes. In these older homes we pay particular attention to electrical panels, plumbing materials, and roofing that may be well past its originally rated service life, documenting exactly what’s original and what’s been updated.
Where a property has been renovated or added onto, we check how the newer work ties into the original structure, since mismatched foundations, rooflines, and electrical work between old and new sections are one of the most common issues we find in a city with this much building history.
Dunedin’s mix of 19th-century downtown construction and newer Sound-front development means no two inspections here look the same, and we tailor each report to the actual age and exposure of the home in front of us.
Whether you’re buying a historic property near downtown or a newer home on the water, we give you a clear, InterNACHI®-certified assessment backed by our $25,000 Honor Guarantee.
