Largo was incorporated in 1905 and spent its early decades as a center of citrus groves, cattle, and turpentine production, earning the nickname “Citrus City.” That changed fast: as agriculture declined, Largo’s population grew from about 5,000 in 1960 to roughly 70,000 by 2005, making it one of Pinellas County’s largest bedroom communities. That growth happened across several distinct building eras rather than one, and Largo’s geography adds another layer: the city’s elevation ranges from sea level near McKay Creek, which the city has documented as prone to flooding, up to about 69 feet in its highest areas. We tailor every Largo inspection to where the specific property sits on that range.
The McKay Creek basin, which drains southwest Largo into the Intracoastal Waterway, is documented by the city as prone to flooding, and homes in its drainage path face a different water risk than properties on Largo’s higher ground. We check site elevation and grading relative to the nearest drainage path, not just the neighborhood’s general reputation, and we look closely at foundation and crawl space moisture for any sign of past water intrusion.
For homes nearer Allen’s Creek, which drains northeast Largo into Tampa Bay, we apply the same standard: understanding the specific drainage pattern around that property rather than assuming all of Largo carries the same flood risk.
Largo’s population quadrupled between 1960 and 1970 alone, and kept growing for decades after, which means the city’s housing spans everything from 1960s-era construction to recent builds. We evaluate each home against the building standards and materials actually in use when it was built, since a 1960s Largo home and a 2000s Largo home can have entirely different inspection priorities even on the same street.
Where a home has had additions or renovations over the years, which is common in a city that’s been continuously built out for over six decades, we check closely for mismatched grading, electrical work, and structural connections between the original structure and later additions.
Largo’s size and its decades of continuous growth mean every inspection here is different, and we build each report around the home’s actual age, elevation, and construction era rather than a one-size-fits-all approach.
We also provide home inspections throughout nearby Clearwater, Seminole, Belleair.
