St. Pete Beach occupies the entire span of Long Key, a barrier island on the Gulf of Mexico, connected to the mainland by three bridges. The city was formed in 1957 when voters consolidated Pass-a-Grille, Don CeSar Place, Belle Vista, and St. Petersburg Beach by a five-vote margin, and was originally named St. Petersburg Beach before residents voted in 1994 to shorten it to St. Pete Beach. The historic Don CeSar hotel, a member of Historic Hotels of America, has anchored the beach since 1928. The city is home to roughly 8,900 year-round residents, with a housing stock that’s close to 40% seasonal or vacant, reflecting how much of the island serves vacation and investment properties.
Because St. Pete Beach sits entirely on a barrier island, homes here face constant exposure to salt air, wind, and moisture. With a large share of the housing stock dating back decades, including properties near the historic Pass-a-Grille district at the island’s south end, we look closely for corrosion, aging roofing, and the kind of wear that comes from decades of Gulf-front exposure.
Seasonal and vacation properties can also hide deferred maintenance, since a home that sits vacant part of the year may not get the same regular upkeep as a full-time residence.
Living on a barrier island means direct exposure to Gulf storms and hurricane-driven wind and rain. We inspect roofing, windows, and exterior seals for the damage that comes from being this close to open water.
