What Does a Full Home Inspection in Florida Actually Cover?

Hi, this is Seth with Fair Property Inspections. A lot of folks ask me what I actually look at during a home inspection, so let’s break it down in plain, simple words.

A full home inspection is a top-to-bottom check of a house. My job is to look at the big parts of the home and tell you how they are doing. Here is what I check:

  • The roof: I look for leaks, missing shingles, and soft spots.
  • The outside walls: I check for cracks, rot, or damage.
  • The foundation: this is the base the whole house sits on, and I look for cracks or signs it is sinking.
  • The plumbing: I check the pipes and the water heater, and make sure the water runs the way it should.
  • The electrical system: I check the panel, the outlets, and the wiring to make sure everything is safe.
  • The heating and air conditioning: I make sure it turns on and works the way it should.
  • The attic, insulation, windows, doors, floors, ceilings, and walls.

I do not take anything apart. I just look, test, and use my tools to check that everything is working the way it is supposed to.

When I’m done, I write up a report with pictures and easy-to-read notes, and I usually get it to you within 24 hours.

A full home inspection in Florida usually costs between $325 and $600, depending on the size of the home. If you’d like, I can also do a 4-Point Inspection or a Wind Mitigation Inspection at the same time and save you some money by bundling them together.

If you’re buying a home in Florida, I always tell people the same thing: a home inspection is one of the smartest ways to protect yourself before you sign on the dotted line. It helps you know exactly what you’re getting, so there are no surprises down the road.

Got questions about your own home or a home you’re thinking about buying? Give me a call. I’m happy to help.
